Macro location Magdeburg
Since German reunification, the city of 240,000 inhabitants has been the second greenest major city in Germany, the capital of Saxony-Anhalt, a business and logistics center, an internationally recognized location for science and research, and a sought-after conference and congress venue.
Swarm City: Magdeburg ahead of Berlin
According to the research and consulting institute empirica, Magdeburg is one of the new so-called swarm cities. The term was defined by economics professor and real estate expert Dr. Harald Simons, who understands it to mean cities with enormous appeal. These cities are characterized by a high proportion of 15- to 35-year-olds in the population. The swarming behavior is reflected in the fact that young adults today are far more drawn to certain cities than in the past. Magdeburg occupies one of the top places in the ranking, on a par with Cologne and ahead of Berlin.
Attractive companies and universities
According to the experts, Magdeburg has a strong appeal to young people and is therefore one of Germany's top swarm cities. This is mainly due to the attractiveness of companies and universities in the city on the Elbe.
Magdeburg popular with investors
The lack of investment prospects on the financial markets and the ongoing low-interest phase are creating increasing demand for residential and commercial properties in the Elbe metropolis. In search of attractive yield opportunities, many investors are broadening their regional focus, with Magdeburg as the state capital attracting the attention of both private and institutional investors with a catch-up development, reports the brokerage house Engel & Völkers in its residential market report.
Location
The Alte Neustadt is a district in a prime location of the state capital Magdeburg of Saxony-Anhalt. On an area of 2.6 km² live about 11,434 inhabitants. The Alte Neustadt originally belonged to the city of Neustadt-Magdeburg and was incorporated with it into the city of Magdeburg on April 1, 1886.
In 1209 this town was mentioned for the first time as "nova civitas" (new town) in the report on the dispute between Emperor Otto IV and Archbishop Albrecht I, and 21 years later it received town charter. During the Thirty Years' War the Old New Town was destroyed.
After reconstruction, it extended from the present Pfälzer Platz to Sieverstor by the end of the 17th century. Since 1680 the then still independent town of Neustadt belonged to the Brandenburg-Prussian Duchy of Magdeburg. The main occupations were agriculture and trade. Already before 1800 distilleries, breweries and cloth processing settled here.
Today, this district is located in the northern center of Magdeburg in the immediate vicinity of the Elbe River. It is also home to the university district, the commercial port and the Nordpark, which serves as a leisure and recreation park. The Alte Neustadt is one of Magdeburg's good residential areas.
