Reasons why you should invest

1. Location with potential

Since 2010, Leipzig has been one of the fastest growing cities in Germany, with an annual increase of more than 10,000 people. This corresponds to an average annual growth of 2%. The potential of Leipzig is reflected in the often used term Hypezig. After reunification, a number of large industrial companies, including Siemens, Porsche, BMW, Amazon and DHL with partners and suppliers also settled here. In addition, the city has established itself as an important centre for energy, information and finance.

2. Attractive interest rate

For residential properties, 6.0% p.a. represents a very good return. An ideal investment for investors who only want to tie up their capital for a manageable time horizon.

3. Business model with high margins

The Issuer operates the extremely attractive allocation business. This involves purchasing an apartment building at the lowest possible price per square metre. The house is then divided into individual condominiums, which can then be sold at a significantly higher price per square metre. This high-margin business model enables the Issuer to achieve high profits.

4. Experienced issuer

Macro location Leipzig

"'Hypezig' - Leipzig mutates into a trendy metropolis" was the title of the Handelsblatt. Since 2010, Leipzig has been one of the fastest growing cities in Germany and is experiencing an annual increase of more than 10,000 people.

Very high demand

After the fall of the Berlin Wall, a number of large industrial companies, including Siemens, Porsche, BMW, Amazon and DHL with partners and suppliers also settled here. In addition, the city has established itself as an important centre for energy, information and finance.

Strong economy

The limited supply and good economic momentum have caused Munich's property prices to rise sharply for years. Since 2009, housing prices in the portfolio have risen by almost 180% and new condominiums by almost 130%. Also in 2019, the prices for existing flats increased by 7.6%, which is more than the prices for new flats, which rose by 5.4%.

Culture

Leipzig has a great musical tradition, which goes back mainly to the work of Johann Sebastian Bach and Felix Mendelssohn Bartholdy, and is today based, among other things, on the importance of the Gewandhaus Orchestra and the Thomaner Choir. Furthermore, Leipzig is known for its wealth of elaborately restored or reconstructed cultural monuments and urban canals, the zoo with its rich variety of species, and the Leipzig Neuseenland, which was created by recultivating former open-cast lignite mines.

Location

Engelsdorf is a district in the east of Leipzig and is at least 800 years old. The town benefited from the construction of the Leipzig-Dresden railway line in 1837, when a large marshalling yard, a depot and other industrial settlements were built. Engelsdorf grew very quickly from then on to the north and west. Today the railway still dominates the history.
On 1 January 1999 the municipality of Engelsdorf was incorporated into Leipzig. The former village is now a popular residential area for those who do not want to live in the middle of the city bustle. In the last two decades many private homes have been built here and much has been done to beautify the district. Even as a village, the area was well connected to the trade fair city due to its location on the Leipzig-Dresden railway line.
By car it takes only 15 minutes to reach the main railway station and 20 minutes to the airport or the city centre. From Knorrstraße it takes ten minutes to walk to the Leipzig-Engelsdorf S-Bahn station and only two minutes to the bus stop in Ernst-Guhr-Straße.
