The limited supply and good economic momentum have caused Munich's property prices to rise sharply for years. Culture

Since 2008, the new "Sportbad an der Elster" has been available after the demolition of the old public swimming hall. All everyday needs (doctors, kindergartens, supply facilities, public transport) are within walking distance. The tram lines 1, 2 and 3 provide connections to the city centre in just a few minutes. Long-distance connections are also easy to reach via the Südautobahn (A38).
The district develops its own charm through the surrounding and interspersed green and recreational areas and numerous small shops.
