|1. Experienced developer||The d.i.i. 101 Immobilien GmbH is a subsidiary of the d.i.i. Deutsche Invest Immobilien GmbH - a renowned asset manager with two billion euros worth of real estate under management. The parent company was founded in 2006 and employs 160 people.|
|2. Potential to optimise rent prices||The property is currently rented out for a price of ust €5.60 per square meter. According to Immobilienscout24's Marktnavigator rent prices of up to €6.44 per square meter are possible. As a result there is a lot of potential to optimise rental income.|
|3. Security||Greven-Münsterland offers multiple forms of security to investors. Firstly the developer has committed to using a significant portion of the rental income or funds generated by the sale to make repayments. Additionally, the developer has ceded his right to take on additional debt which would be superior to that of iFunded.|
|4. Attractive interest rate||The annual interest rate of 5.5% is very attractive for existing properties, as are the semiannual payouts to investors. The region of Münsterland encompasses the city of Münster as well as Borken, Coesfeld, Steinfurt and Warendorf. Located in the North-West of Nordrhein-Westfalen the area borders on the Netherlands and Niedersachsen.
Almost every tenth inhabitant of Nordrhein-Westfalen (NRW) lives in Münsterland. The city of Münster in particular is expected to keep growing until at least 2030. One reason for this is that more kids and teenagers (between 5 and 18 years old) live here than on average in NRW. Consequently there are many households with four or more persons (16.8%).
With just 4.8% of the population unemployed in Münsterland, the area boasts the lowest unemployment rate in the whole of NRW. Specialised workers are in particularly high demand.
The regional economy is characterised by small to medium sized businesses. Around 68,000 business operate in the area, helping to stimulate not just Münsterlands economy but that of the entire NRW. The gross domestic product per capital increased by an impressive 22% between 2006 and 2015.
The airport Münster / Osnabrück is located close to Greven and provides a convenient gateway for business from Europe as well as an important employer for the region. Ub 2918 more than one million passangers departed from the airport.
The city of Greven has attracted a number of large businesses, including the Deutsche Post, HSE24 and Aldi-Nord. Münster, a city with over 300,000 inhabitants and the cultural centre of the Westphalia region, is just 20 km away.
The apartment building in the Stauffenbergstraße 8-14 is in a quiet part of the city with good connectivity. The centre of Greven can be reached in just six minutes by bike. Extensive shopping facilities can be found there, including Rossmann, Rewe, Aldi oder Lidl.
According to the real estate portal Immobilienscout24, the rent prices have increased by 33% since 2007 and now stand at €6.55 per m².
